Vacating Your Rental Property
To end your tenancy you will need to give written notice. The notice period required is different depending on the situation. The termination notice can be given at any time and does not have to line up with the rent payment cycle, however you must pay the rent up to and including the day the notice period ends and you vacate.
During the fixed term
If you wish to vacate the property during the fixed term, a break lease fee will be payable. The amount of this break lease fee depends on how much of your tenancy agreement has expired:
- Four weeks rent if less than 25 per cent of the agreement has expired
- Three weeks rent if 25 per cent or more but less than 50 per cent of the agreement has expired
- Two weeks rent if 50 per cent or more but less than 75 per cent of the agreement has expired
- One week’s rent if 75 per cent or more of the agreement has expired
At the end of the fixed term
At the end of the fixed term, if you want to end your tenancy when the fixed term period is ending, you need to give at least 14 days’ notice. This notice can be given up to and including the last day of the fixed term.
After the fixed term
If you want to end your tenancy after the fixed term has ended, and you have not signed another agreement, you need to give at least 21 days’ notice.
Giving Notice

Upon receiving written notice that you are vacating, our company will confirm this and provide a checklist as to how you should leave the property. In short, the property should be left clean and tidy, gardens attended to and if any accidental damage has occurred, this should also be attended to prior to the final inspection.
